About the Crime Free Multi-Housing Program

The Gwinnett County Crime Free Multi-Hosing Program uses a unique three-part approach that ensures the crime prevention goal while maintaining a tenant-friendly approach. When each phase is completed, a certificate of completion is awarded for each phase.

Phase one involves an eight-hour seminar presented by the Gwinnett County Police Department and selected guest speakers. Some of the topics covered are:

  • Crime Prevention Theory
  • CPTED Theory (Physical Security)
  • Benefits of Resident Screening
  • Lease Agreements and Eviction Issues
  • Crime Free Lease Addendum
  • Key Control and Master Key Use
  • On-Going Security Management Monitoring and Responding to Criminal Activity
  • Gangs, Drugs Activity, and Crime Prevention
  • Legal Warnings, Notices and Evictions Working Smarter With the Police Fire and Life Safety Training
  • Community Awareness

Phase two certifies that the rental property has met the CPTED requirements for tenants' safety by submitting to and successfully completing the following:

  • Crime Prevention Through Environmental Design Survey (CPTED)
  • Minimum door, window, and lock standards compliance inspection
  • Minimum exterior lighting standards evaluation
  • Key Control procedures evaluation
  • Landscape maintenance standards compliance

 

Phase three introduces tenants to the program through community awareness training. An initial crime prevention meeting is conducted for full certification. Full certification (gold certificate) permits the right to post the 18″ x24″ metal sign for display on the property. Management is also granted the use of the program logo in all advertisements and the property’s name will be displayed on the Gwinnett’s CFMH webpage.

  • Annual crime prevention social taught by property management and police
  • Community awareness and continuous participation is encouraged

This certificate expires every one and a half years unless it is renewed following compliance with Phases I and II.

After a property is fully certified, apartment management must host one safety-related crime prevention meeting with the residents per year to maintain their active membership in the Crime Free Multi-Housing program. They are then issued a gold certificate, which expires 18 months after the crime prevention meeting.
