This tool allows you to see the value you receive in services for the property taxes you pay to Gwinnett County government. This feature is for educational purposes only. Please click on one of the two options below to get started.

How the calculator works...

  1. The property tax calculator feature is provided to the public for educational purposes only and is designed to demonstrate the value of services received compared to the amount of property taxes paid. The property tax amounts generated by the calculator are estimates only and are subject to change. To view the actual amount of Gwinnett County property taxes billed or owed on a specific property, visit www.GwinnettTaxCommissioner.com.
  2. The estimated taxes should not be used to pay taxes or to appeal the assessed value of property.
  3. The assessed value of property is determined by the Gwinnett Board of Assessors, and the property tax bill is distributed and collected by the Gwinnett County Tax Commissioner. The Gwinnett County Department of Financial Services budgets the revenues as well as the expenditures from property taxes.
  4. Calculations are based on the most recently adopted millage rate. Allocations of funding to specific services are based upon the annual budget. Because the budgeting process is dynamic, allocations may change from time to time.
  5. Exemptions are unique to each property owner. Exemptions available to property owners include standard homestead and school system exemptions, value offset exemption, and exemptions based on age, income, disability, or veteran status.   6. The Tax Commissioner distributes the bills for these cities: Berkeley Lake, Dacula, Grayson, Lawrenceville, Lilburn, Peachtree Corners, Snellville, and Sugar Hill. Only if a resident lives in one of these cities will an estimate of municipal taxes appear on the bill generated by the calculator.
