As part of the 2045 Unified Plan, we are working to accommodate our growing population while preserving the high quality of life that makes Gwinnett a great place to live. To apply this big-picture vision to the community level, we have created small area plans that combine community input, data analysis, and future development goals to create a vision for individual communities. The County has adopted these small area plans and is entering the most strategic phases for these communities — creating overlay zoning districts.
Overlay zoning districts allow us to build specific regulations to guide development where redevelopment potential is at its highest in core areas of each small area. Your feedback at this stage helps us make sure that the new overlay districts:
