Commercial and Multifamily Plan Review
All new commercial and multifamily projects located in the unincorporated areas of Gwinnett County are required to be constructed in accordance with an approved Development Permit and Building Permit. The plan review process for new buildings begins with the submittal of 12 sets of site development plans and six sets of building plans to the Development Review Section of the Department of Planning and Development. The submittal deadline is noon on Tuesdays. Site development plans must include site, grading, erosion control, landscape, and storm water management drawings. Building plans must include architectural, structural, mechanical, plumbing and electrical drawings. Written plan review comments from county agencies involved in the development permitting process will be made available to the permit applicant after 1:00 pm 14 days (Tuesday) after plan submittal. Once all plan review comment items are addressed on corrected drawings by the permit applicant, a Development Permit can then be obtained followed by (or concurrently) a building permit.
All interior finish work in commercial buildings, including remodeling and renovations, is also required to be constructed in accordance with approved plans and an approved building permit. The review process is handled on a "walk-through" basis. The process begins by obtaining an application form or routing sheet from the Development Review Section accompanied by three to five complete sets of plans. The agencies which must always review interior finish plans are Development Review, Building Plan Review, and Fire Services. Depending upon the type of project, the Environmental Health, Water, and Water Pollution Control offices may also have to review the plans. Once plans are reviewed and stamped, and all authorized signatures have been obtained on the application form routing sheet, a building permit for the interior finish work may then be obtained by the owner or general contractor.
